Complying With The Fire Safety Order

Because buildings in cities are located in such close proximity to other buildings, and because at any given time a large number of people may occupy those buildings, it is a good and necessary thing for the safety of the building and its occupants to be at the lowest risk possible of finding themselves in an emergency such as a fire.


Fortunately there are codes and regulations that owners or persons responsible for buildings are required to comply with. A fire safety order can help owners make a priority of something that they might not otherwise even think of! Often, until an emergency arises, we don't even consider the possibility of it happening. Fire safety orders make it necessary for us to think ahead and wisely prepare for the worst, and especially prevent as much damage or injury as possible.

In the UK The Regulatory Reform (Fire Safety) Order 2005 was implemented in 2006. The goal of this fire safety order is to simplify and improve the requirements to meet the needs of more modern facilities and situations. This order replaces over seventy individual pieces of fire safety legislation, bringing them all under one order.

Another way this order simplifies things is by making it necessary for building owners to deal with fewer enforcing authorities. It also more geared toward areas of risk within modern businesses and commerce.

This fire safety order provides building proprietors with extra tools, beyond their common sense (the first line of action) in making their buildings fire safe. The owner can carry out the steps for himself, but for larger and more complex structures with a greater occupancy level, it will be necessary to have some expert help.

Some of the requirements under The Regulatory Reform (Fire Safety) Order 2005 are to conduct a fire risk assessment to pinpoint risks and hazards within the building. This can be done using a five step fire safety risk assessment checklist that can be found online.

Other requirements are to ascertain who may be at most risk in case of a fire, taking steps to eliminate or at least decrease the risk of fire. It is also necessary to evaluate the safety of any area in which flammable or explosive material might be located.

When all of these evaluations and assessments have been undergone, a plan must be prepared on how to deal with a fire emergency, should one arise. This plan and the findings from the assessment must be documented and the documents should be reviewed regularly.

Compliance with the fire safety order should not be seen as a burden, but as an asset to the building owner. It's a great insurance that you have done all you can to avoid the disaster of losing your property, or even worse, the loss or endangerment of lives.
